55 to 65% of our electric cost is for HVAC. HVAC maintenance keeps our offices and homes comfortable, allows us to breathe clean air and prevents expensive repairs keeping operating/lease cost down. Monthly maintenance should include:

  • Replace filters to keep air, ducts and coils clean. Check bi-weekly during hot, dry months. The filter should not be allowed to get covered with a heavy layer of dirt and dust.
  • The drain pan should be dry with the drain line carrying condensation outside. The drain lines may be flushed with vinegar to help keep it flowing.
  • The outside unit should be kept free of debris. If dirt and dust collect on the outside vents the unit may be sprayed with a hose to ensure the air flows in freely.
  • Ducts in the ceiling or attic should be inspected for holes or disconnects.

Commercial HVAC systems should be serviced three to four times annually, residential twice annually to prevent voiding the warranty. On a service call moving parts are lubricated, electrical components and temperature sensors checked for safety, Freon levels are verified and condenser coils examined for airflow blockages.
